Urban Masterplan

Following the publication of a new Core Strategy we were made aware of the intention of the local authority to permit a large urban extension to a town in North Devon adjacent to a site owned by our client. Using urban planning techniques we were able to demonstrate to the council that the area they had identified for this extension was not large enough and that in order to meet their brief additional site area would need to be allocated from our clients’ land.

 

From this point we were instructed by our client to carry out a viable masterplan for the entire site such that a more practicable yet profitable scheme be approved.

 

The masterplan called for new primary and secondary schools, sports facilities, healthcare facilities, open space provision and B1 office workspaces, all designed on a site of over 30 hectares of hilly farmland.

 

The project advanced as far as the preparation of all planning application documentation. Agreements are ongoing between adjacent landowners and the planning application has been submitted and is at consultation stage.
